Overview
Al Hamra Village is the community that started the freehold market in Ras Al Khaimah. Al Hamra launched it in 2003 on reclaimed land at Al Jazirah Al Hamra, about 20 minutes south of the city, and it now covers 77 million sqft with roughly 4,000 homes inside a single gated boundary.
What makes it different from the newer waterfront schemes is that it is finished. The golf course opened in 2007. The mall opened in 2010. The marina, the hotels, the schools and the medical centre are all operating. You can walk the streets, see the trees at full height and talk to owners who have lived there for a decade, which is not true of anywhere on Al Marjan Island yet.
The village is made up of named districts rather than one block of housing. Apartments sit in Royal Breeze Residences, Al Hamra Marina Residences, the Golf Apartments, Al Hamra Waterfront and Al Hamra Greens. Villas and townhouses are in Falcon Island, Bayti Homes, the Al Hamra Village Townhouses and the semi-detached duplexes, with Aila Homes following. Ellington Views I and II are the first buildings here by an outside developer.
Al Hamra is still adding to it. Al Hamra Waterfront was announced in 2024 as 622 apartments and 19 duplex townhouses across five 18-storey towers, with a development value of AED 1.4 billion. Al Hamra Greens and Aila Homes launched together in July 2025, adding 1,754 apartments and 200 townhouses, and sold 38 per cent of the release in the first 24 hours.
Who it suits
Families who want a school run measured in minutes. RAK Academy’s Al Hamra primary campus is on the edge of the village and the secondary campus opened in August 2026, so a child can now go from nursery to sixth form without leaving the community.
Golfers, plainly. Al Hamra Golf Club is the only DP World Tour venue in the northern emirates and members live on the fairways.
Buyers who want a finished product. If you do not want to wait three years for an off-plan handover and then another two for the neighbourhood to fill in, this is the community in Ras Al Khaimah that already works.
It suits investors chasing pure capital growth less well. ValuStrat recorded Al Hamra apartments at AED 880 per sqft in the second quarter of 2026, up 3.5 per cent over the year, against 9.4 per cent on Al Marjan Island. The trade is stability and rentability rather than momentum.
It is a poor fit for a daily Dubai commuter. An hour each way on a good day is a lot to ask five days a week.
Homes and prices
Al Hamra Village has the widest range of stock of any community in the emirate, from studios under half a million dirhams to seven-bedroom beachfront villas. The figures below are asking prices from live listings in September 2026, not recorded transactions, so treat them as the top of the range a seller will accept rather than the price you will pay.
| Type | Beds | Baths | Size (sqft) | Price from |
|---|---|---|---|---|
| Studio | 0 | 1 | 450 to 600 | AED 420,000 |
| 1-bed apartment | 1 | 1 | 600 to 980 | AED 610,000 |
| 2-bed apartment | 2 | 2 | 1,200 to 1,400 | AED 1,030,000 |
| 3-bed apartment | 3 | 3 | 2,100 to 3,800 | AED 2,300,000 |
| 2-bed townhouse | 2 | 2 | 1,292 to 1,430 | AED 1,800,000 |
| 3-bed townhouse | 3 | 3 | 2,000 to 2,600 | AED 2,330,000 |
| 4-bed villa | 4 | 4 | 3,229 to 4,650 | AED 2,870,000 |
| 5-bed villa | 5 | 5 | 5,123 to 7,320 | AED 9,300,000 |
On a per sqft basis ValuStrat valued Al Hamra apartments at AED 880 and villas at AED 818 in the second quarter of 2026. Apartments were up 3.5 per cent over the year, villas up 6.2 per cent, and both were flat or slightly down over the quarter. Some agency reports circulating in 2026 claim villa growth above 40 per cent. That figure comes from asking prices and a change in the mix of what is being listed, not from valuations, and we would not plan around it.
Rents in September 2026 run from about AED 32,000 a year for a studio, AED 64,000 to AED 80,000 for a two-bedroom apartment and AED 110,000 to AED 149,000 for a three-bedroom villa or townhouse. Four-bedroom villas span AED 120,000 to AED 290,000 depending on position.

Amenities
Golf. Al Hamra Golf Club is an 18-hole, par 72 course of about 7,325 yards designed by Peter Harradine, opened in 2007 and managed by Troon. It hosts the Ras Al Khaimah Championship on the DP World Tour.
Marina. Al Hamra Marina, home of the Royal Yacht Club of Ras Al Khaimah, has 226 wet berths and 30 dry berths and takes vessels up to 60 metres.
Retail. Al Hamra Mall opened in 2010 and runs to 27,000 sq m over two floors with more than 130 stores, a VOX Cinemas and a supermarket. The RAK Medical Center is inside it.
Beach. 1.5 km of private beachfront, with resort sections and residents’ sections.
Hotels. Five on site, including the Waldorf Astoria Ras Al Khaimah, which opened in 2013 with 203 keys, the Hilton Al Hamra Beach and Golf Resort with 485 rooms, and The Ritz-Carlton Ras Al Khaimah, Al Hamra Beach, a 32-villa tented resort on the sand. There is also an exhibition and conference centre.
Getting around
The village sits just off Sheikh Mohammed bin Salem Road, the coastal route that becomes the E11. For Dubai you pick up Sheikh Mohammed bin Zayed Road and run south, which takes about an hour to Dubai International Airport off-peak and longer on a Sunday morning.
Ras Al Khaimah International Airport is 38.5 km away, about 34 minutes. The city centre at Al Nakheel is 29 km, about half an hour. Al Marjan Island and the Wynn site are 8.7 km north, roughly 10 minutes.
Inside the village you need a car for anything beyond your own district, although the mall, the golf club and the beach are walkable from most of the apartment buildings. Parking is allocated and plentiful. Taxis are available but not abundant, so most residents drive.
Schools and healthcare
RAK Academy Al Hamra is on the edge of the community. The primary campus opened in 2018, teaches an adapted British curriculum from pre-kindergarten to Grade 5 and has more than 700 pupils. A secondary campus opened in August 2026, offering British and IB routes, which removed the main reason families used to leave the village.
Within about ten minutes you also have The British International School Ras Al Khaimah and Delhi Private School Ras Al Khaimah. Nurseries in and near the village include Al Hamra Nursery and Little Treasures.
For healthcare, the RAK Medical Center in Al Hamra Mall handles day-to-day appointments. Al Jazirah Al Hamra Health Centre is about ten minutes away. Sheikh Khalifa Specialty Hospital is 10 to 13 minutes, and RAK Hospital is in the city.
Investment view
Al Hamra Village is the income play in Ras Al Khaimah rather than the growth play. ValuStrat put the emirate’s average gross yield at 5.3 per cent in the second quarter of 2026, and portal data puts Royal Breeze a little above that and the villa districts below it. Apartments here rent easily because the tenant pool is real: hotel and golf club staff, RAK Academy teachers, Dubai weekenders and a steady flow of long-stay tourists.
Take the service charge seriously when you model a purchase. On a Falcon Island townhouse at roughly AED 6 per sqft the number is manageable. Apartment buildings were listed at AED 9 to AED 11 per sqft in September 2026, so a 1,100 sqft one-bedroom in Royal Breeze costs about AED 12,000 a year before the first tenant moves in. Al Hamra budgets the fee annually and states plainly that it can rise or fall with operating costs, so it is not capped. Ask for the last two years of statements and the reserve fund balance before you sign.
The supply position is the thing to watch. Al Hamra has added Al Hamra Waterfront, Al Hamra Greens and Aila Homes since 2024, which is roughly another 2,600 homes into the same community over the next few years. That is good for amenity and bad for anyone hoping resale values in the older buildings will outrun the new stock. Across the emirate, Cavendish Maxwell counted 25,600 residential units in the pipeline to 2030, 97 per cent of them apartments.
The medium-term catalyst is Wynn Al Marjan Island, due to open in 2027 about ten minutes north with more than 1,530 keys. It will lift demand across the whole coast, including here, but the direct beneficiary is Al Marjan Island rather than Al Hamra.
A practical note on older stock. The first Al Hamra buildings and villas are now old enough that air conditioning, kitchens and bathrooms are reaching the end of their lives. A tired villa sells to a much smaller pool of buyers than a renovated one, and the gap is usually wider than the cost of the work. We quote this sort of job against a written scope, and an apartment that only needs furnishing is priced from our furniture packages. Buyers comparing the freehold position here with the rest of the emirate should read our guide to freehold areas in Ras Al Khaimah.
