Overview
Mina Al Arab is RAK Properties’ waterfront community, launched in April 2006 and now covering about 4 million sq m, roughly 43 million sqft, on the coast between Ras Al Khaimah city and Al Jazirah Al Hamra. RAK Properties rebranded it “Mina” in 2025 alongside a revised masterplan, so you will see both names in use.
It is organised into three districts. The Lagoons is the oldest part and holds the villa communities: Granada, Malibu and the Flamingo Villas, with the Lagoon Walk retail spine running through them. Hayat Island is the newer, denser waterfront island with the apartment towers and the two operating hotels. Raha Island is the current build front, with Bermuda Villas and Gateway I delivered and Mirasol, Nura, Solera, SKAI and Edge under way.
The community’s distinguishing feature is the nature. RAK Properties protects about 2 million sq m of mangrove within the scheme, with a turtle hatchery, flamingos and around sixty bird species, and a Mangrove Discovery Centre at the Anantara. There are 5 km of beach along 18 km of coastline, and the developer’s claim that you are never more than a five-minute walk from water holds up on the islands.
Delivery is running hard. RAK Properties handed over 264 homes in the first half of 2026 and targeted 1,400 for the full year, its largest delivery programme yet, with more than 5,000 homes in execution across Raha and Hayat.
Who it suits
Families. This is the one large Ras Al Khaimah community where villas with gardens, a nursery, a medical centre and a school within five minutes all exist together, and where the outdoor space is genuinely usable.
Buyers who want waterfront without the Al Marjan Island price or the Al Marjan Island construction noise. Apartment values here were AED 890 per sqft in the second quarter of 2026 against AED 1,160 on Al Marjan.
Long-term holders. RAK Properties is a listed company with a government shareholder, it has been building here for twenty years and it has a track record of handing over.
It suits a short-horizon speculator less well. Mina Al Arab apartments rose 2.3 per cent over the year to the second quarter of 2026, the slowest of the three main communities, and fell 1.3 per cent over the quarter.

Plot sizes are not published by type, so the figures below come from listings that state a plot separately from the built-up area, read in September 2026. A three-bedroom Granada II townhouse sits on 2,663 sqft, a three-bedroom Granada villa on 3,250 sqft, a three-bedroom Malibu villa on about 3,480 sqft and a three-bedroom Bermuda villa on 3,588 sqft. Five-bedroom Bermuda villas run from 5,530 to 6,500 sqft. In Marbella a three-bedroom sits on 3,100 to 3,230 sqft and a four-bedroom on 4,586 sqft. Plots do not change, so these hold for resale.
ValuStrat valued Mina Al Arab apartments at AED 890 per sqft and villas at AED 927 in the second quarter of 2026. Apartments were up 2.3 per cent over the year, villas up 3 per cent, and both were flat or slightly down over the quarter. On asking prices the range is wider, roughly AED 825 to AED 1,560 per sqft for apartments and AED 1,134 to AED 1,887 for villas.
Off-plan launch prices give a useful floor: Cape Hayat from AED 700,000, Nura from AED 830,000, Mirasol II from AED 861,000, ENTA Mina from AED 896,000, Solera from AED 1,227,000, SKAI from AED 1,250,000 and Anantara Mina Residences from AED 2,200,000.
Annual rents in September 2026 ran from about AED 23,000 for a studio, AED 47,000 to AED 80,000 for a one-bedroom and AED 80,000 to AED 95,000 for a two-bedroom apartment. Villas ran from around AED 102,000 for a two-bedroom to AED 300,000 and above for a five-bedroom.

Amenities
Two hotels operate on site, both on Hayat Island. The InterContinental Ras Al Khaimah Mina Al Arab Resort and Spa opened in 2022 with 351 keys. The Anantara Mina Al Arab Ras Al Khaimah Resort opened on 2 January 2024 with 174 keys and the first overwater villas in the UAE. A Nikki Beach resort is due in 2027.
Retail is the Mina Boulevard, with 137 outlets across 23,000 sq m of lettable space, plus the Lagoon Walk parade with Choithrams and Bloom supermarkets, a clinic and gyms. The Bar Du Port beach club opened on Hayat Island in February 2026, with Hunter and Barrel and Tashas following.
On the water there is the Mina Yacht Club, the Lagoon Marina and a new Raha Marina. On land there are cycle and running tracks, 7,000 trees, kayaking through the mangroves and the Mangrove Discovery Centre. Angel Bay Beach is being put forward for Blue Flag certification in 2027.
Getting around
Mina Al Arab sits on Sheikh Mohammed bin Salem Road, the E11, with its own bridges across the lagoon. Ras Al Khaimah city centre is 15 to 25 minutes north and Al Hamra Village 8 to 10 minutes south.
Ras Al Khaimah International Airport is about 16 km. Published drive times for that run vary from 15 minutes on the developer’s own material to 30 minutes on the portals, which is a wide gap for a short journey.
Dubai International Airport is around 70 km, quoted at between 45 and 60 minutes. A Red Route city bus stop is a six-minute drive and local taxi firms operate, but a car is still needed.
Schools and healthcare
Chubby Cheeks Nursery is inside the community and Little Treasures is about eight minutes away. Al Jazeera Al Hamra Boys’ School is five minutes south. RAK Academy’s Al Hamra campuses, primary and the secondary school that opened in August 2026, are about ten minutes away, and more than ten schools sit within a fifteen-minute radius.
The American Medical Centre is on site at Lagoon Walk, covering general medicine, dentistry, dermatology and gynaecology. Al Jazeera Medical Clinic is 10 to 15 minutes. Sheikh Khalifa Specialty Hospital is about 15 minutes and RAK Hospital is in the city.
Investment view
Mina Al Arab is the steady option. Apartment values rose 2.3 per cent over the year to the second quarter of 2026 and villas 3 per cent, well behind Al Marjan Island at 9.4 per cent. In exchange you get a community that is already working, with hotels, retail, a clinic and schools nearby, and a developer that delivered 264 homes in six months.
Yields are comparable with the rest of the emirate. Bayut recorded 5.04 per cent on apartments and 4.51 per cent on villas for 2025; our own calculation on 2026 asking prices and rents lands at 4.5 to 5.6 per cent gross. The 6 to 8 per cent figures on broker sites do not survive contact with the listings.
Two things to watch.
The first is the service charge, because it is not one number. Villas in the Lagoons were listed at about AED 6 per sqft a year in September 2026, the rate RAK Properties set in 2019. Apartments were listed at AED 10 to AED 14, and the newest Hayat Island towers at AED 12 to AED 18. On a 1,200 sqft apartment the gap between AED 10 and AED 18 is close to AED 10,000 a year, which is most of a percentage point of yield. Get the current schedule in writing for the specific building.
The second is supply from within the community itself. RAK Properties is delivering at a rate of well over a thousand homes a year and has more than 5,000 in execution. Most of that is apartments on Hayat and Raha, so an older apartment competing against a brand-new one in the same postcode is the likely resale picture for the next few years. Villas in the Lagoons face far less of that pressure, which is part of why they have held up better.
Buyers comparing communities should also read our guide to service charges in Ras Al Khaimah. Owners of older Granada and Malibu villas thinking about resale should look at what a renovation does to the achievable price. Owners furnishing a unit to let can price the work from our furniture packages.
