Holiday Home Management in Mina Al Arab

Short-let management for Mina Al Arab owners, starting with whether the community will allow it at all.

Mina Al Arab is RAK Properties’ waterfront community, about 43 million sqft across Raha Island, Hayat Island and the Lagoons, with 5 km of beach and 2 million sq m of protected mangroves. More than 5,000 homes are under construction and 264 were handed over in the first half of 2026.

Start with the community position. Mina Al Arab’s own community pack lists short-term letting as a violation, while the tourism authority’s regulations state that community rules banning holiday home licensing carry no legal force. The two do not agree, and an owner caught between them can end up with a valid permit and a fine from the community at the same time. We check the current position for your building in writing before you spend anything, and if the answer is no we will say so.

Where it does work, the lagoon-side villas do well with families and the apartments do well with couples who want the beach without the island prices. Our fee is the same 20 per cent of rental revenue, covering the permit, the listings, pricing, guests, housekeeping and the monthly returns.

What is included

  • RAKTDA licensing

We register the unit on the RAK Holiday Homes system, put the document pack together, get the developer no objection certificate where the building needs one, meet the inspector and hold the permit current through annual renewal. Full detail is further down this page.

  • Furnishing and photography

If the property is empty, our fit-out team can supply a furnishing package specified for guest turnover rather than for a photoshoot. Either way, the property is styled and photographed properly before it goes live, because the listing photograph is what decides whether anybody clicks.

  • Listing on Airbnb and Booking.com

We write and maintain the listings, manage the calendars across both so the property is never double booked, and handle the review responses.

  • Dynamic pricing

Rates move with the season, the day of the week, local events and what comparable units nearby are actually achieving. Ras Al Khaimah has a pronounced winter peak and a very quiet June, and a flat nightly rate loses money in both directions.

  • Guest messaging and check-in

Enquiries answered within the hour, check-in arranged, directions sent, problems dealt with. We handle the guest so you do not have to.

  • Housekeeping and linen

Professional clean between every stay, hotel-grade linen and towels laundered off site, consumables restocked, and a condition check with photographs after every departure.

  • Maintenance

Routine servicing on the air conditioning and water heater before they fail, and a contractor on call when something does. Anything above an agreed limit comes to you with a quote first.

  • Monthly statement

Nights booked, occupancy, average nightly rate, gross revenue, platform fees, cleaning, the Tourism Dirham and Destination Fee remitted, our fee, and what lands in your account. One page, every month.

These figures are estimates, not a forecast or a guarantee. Ras Al Khaimah has no published short-let occupancy or rate index, so the rates and occupancy above are our own assumptions based on local booking experience. Your actual return depends on the building, the floor, the view, the furnishing standard, the season you start in and how the property is priced. Ask us for an estimate on your specific unit.

How it works

  1. Assessment

Send us the community, the building, the bedroom count and the size. We come back with a realistic revenue range for that specific unit, the community's position on short letting and what the property needs before it can go live. No charge.

  2. Agreement and paperwork

We sign a management agreement with the 20 per cent fee stated on it, and collect the documents for the RAKTDA application.

  3. Licence and preparation

We lodge the RAKTDA application, obtain the developer NOC, meet the inspector, and in parallel furnish where needed, install the safety equipment, and photograph the property.

  4. Go live

Listings published on Airbnb and Booking.com with pricing set, calendars synchronised and the first bookings taken.

  5. Running it

Guests, cleaning, maintenance and the monthly returns to RAKTDA. You get a statement each month and a call whenever something needs a decision.

Questions people ask

Do I need a licence to rent my property on Airbnb in Ras Al Khaimah?

Yes. Every short-let unit needs a Holiday Home Permit from the Ras Al Khaimah Tourism Development Authority, issued per unit and renewed annually. The permit number has to be displayed inside the property along with the classification certificate. We handle the application as part of onboarding.

How much does the RAKTDA permit cost?

AED 300 a year for a one-bedroom, AED 600 for a two-bedroom, AED 900 for a three-bedroom and AED 1,200 for four bedrooms or more. A classification fee of AED 50 is added, so a one-bedroom is AED 350 a year in total, plus a one-off AED 100 account registration.

What is your fee?

20 per cent of rental revenue. You keep the other 80 per cent. There is no onboarding fee, no monthly retainer and no charge for photography or listing setup. If the property earns nothing in a month, we charge nothing.

Can I let my property short-term if I am a tenant rather than the owner?

Only with two documents: a tenancy contract that expressly permits subletting, and a separate written no objection certificate from the landlord. A tenant may hold one permit for one unit and no more. The tenancy also has to be attested by RAK Municipality.

What taxes and fees does a holiday home pay in Ras Al Khaimah?

A Tourism Dirham of AED 15 per occupied unit per night, a Destination Fee of 7 per cent of net revenue, and 5 per cent VAT. Guest-facing prices must be shown inclusive of the Destination Fee. Both the Tourism Dirham and the Destination Fee are remitted to RAKTDA by the 14th of the following month.

How long does it take to get licensed and live?

RAKTDA reviews documents within about two working days, then sends an inspector before the permit is issued. Allowing for furnishing and photography, most properties go live within three to five weeks of us receiving the paperwork.

Will my building let me run a holiday home?

Usually, but check first. RAKTDA's own regulations state that community rules banning holiday home licensing carry no legal force, yet some developer community handbooks still impose fines for short-term letting. Mina Al Arab's community pack lists it as a violation. We check the position for your building before you commit.

What occupancy should I expect?

Plan for 40 to 55 per cent across the year rather than the 70 per cent figures that circulate in marketing. The only measured dataset for Al Marjan Island showed about 40 per cent occupancy across a small sample of active listings. December is the peak and June the trough.

For owners

Own a property here? Let it as a holiday home

We licence the unit with RAKTDA, list it on the booking sites, and handle the guests, the cleaning and the linen. If a long let or a sale suits you better we will say so.

Not sure which service you need

Tell us what you own and what you want from it. We will say which of these is worth doing and which is not.
