Overview

Danah Bay is a beachfront community at the western end of Al Marjan Island, built by Dubai Investments through its real estate arm. It launched in September 2022 as an AED 1 billion project, and it is one of very few places on the island where you can buy a completed house rather than an off-plan apartment.

The villa element is finished. Dubai Investments announced the final phase of handover in June 2026, delivering 189 villas and townhouses in total: 171 on the landside and 18 on the breakwater, the latter with sea on two sides. The product lines are named Perla, Aqua, Azure, Alina and Layan.

Two parts are still being built. The residential tower, Al Danah, is 19 floors and 89 metres with 143 apartments including four four-bedroom penthouses. It was around 78 per cent through its superstructure and 38 per cent complete overall in June 2026. Alongside it, Ali and Sons is building a 300-key Grand Millennium hotel, more than 30 per cent complete at the same date.

Who it suits

Buyers who want a finished beachfront villa on Al Marjan Island. There is no other realistic option on the island today.

Families prepared to accept the school drive. The houses have gardens, the beach is private and the community is gated, which apartment stock on the island cannot offer.

Buyers looking for a discount. Several villa listings in September 2026 were openly advertised as distressed sales below original pricing, which is unusual enough on Al Marjan Island to be worth acting on.

It suits a yield investor poorly. At AED 14,700,000 average asking for a villa against rents starting at AED 95,000, the arithmetic does not work as an income purchase.

Homes and prices

Prices below are asking prices from live listings in September 2026. The developer’s original launch prices, from AED 1,700,000 for a two-bedroom townhouse and AED 2,650,000 for a three-bedroom villa, are now well out of date.

Dubai Investments does not publish plot sizes by villa type. Listings that state a plot separately from the built-up area put a three-bedroom villa on about 3,400 sqft and a four-bedroom on about 4,600 sqft, read in August 2026. Plots do not change, so those hold for resale.

Across the community, portal listings in September 2026 showed around 200 properties spanning AED 2,000,000 to AED 37,000,000, split between 113 villas, 52 apartments and 34 townhouses. Bayut’s average asking price was AED 8,311,374. Villas worked out at roughly AED 2,180 to AED 2,990 per sqft and apartments at AED 2,410 to AED 3,290.

Rents ran from about AED 95,000 a year for an entry two-bedroom to over AED 1,000,000 for the premium waterfront villas, with most three and four-bedroom houses between AED 150,000 and AED 250,000.

Amenities

A 40,000 sq m private beach sheltered by a 32,000 sq m breakwater. Lagoon and infinity pools, a gym, children’s play areas, a co-working space, a juice bar, retail and dining units, jogging and walking paths, water sports, covered parking and round-the-clock security and concierge.

The Grand Millennium hotel will add a beach club, a spa, a gym and restaurants when it opens. Until then the community’s food and drink is limited and most residents drive to Al Hamra or to one of the island’s hotels.

Three and four-bedroom homes include a maid’s room. The tower has a curved elliptical floor plate, so no two apartments on a floor are quite the same.

Getting around

Danah Bay is about five minutes from Sheikh Mohammed bin Salem Road. Al Hamra Mall is about nine minutes, the golf club about twelve. Ras Al Khaimah International Airport is around 34 minutes and Dubai is 45 to 50 minutes on a clear run, though our own routing from the island puts Dubai International Airport closer to an hour.

The community sits directly opposite the Wynn site, which appears in a great deal of the 2026 listing copy.

Schools and healthcare

There are no schools or hospitals on Al Marjan Island. RAK Academy Al Hamra, with primary and secondary campuses, and the New British International School are about ten minutes away in Al Hamra Village. Clinics are roughly seven minutes, and Sheikh Khalifa Specialty Hospital about fifteen.

Investment view

Danah Bay’s advantage is that it exists. Almost everything else being sold on Al Marjan Island is a drawing with a 2028 handover date. Here the villas are standing, occupied and trading, which means real comparable evidence and no construction risk on that part of the community.

The tower is a different matter. At 38 per cent complete in the middle of 2026 against an original third-quarter 2026 target, it has already slipped and no revised date has been confirmed. Anyone buying in the tower should treat it as a 2027 delivery at best and price the risk accordingly.

The distressed listings are the most interesting signal in the community. When villas in a finished beachfront scheme are being marketed below original pricing while the island’s off-plan market is up 9.4 per cent over the year, it usually means owners who bought on a payment plan are meeting a handover instalment they did not budget for. That is a buyer’s opportunity, and it is also a caution about how quickly Al Marjan Island stock resells.

Dubai Investments has published no service charge rate for Danah Bay. The only figure in circulation is AED 5.70 per sqft a year, from a single townhouse listing in October 2025. On a villa community with a private beach and a breakwater to maintain, that is the number to insist on in writing before exchange. Buyers weighing this against a completed villa in a mature community should also look at Falcon Island, where the service charge is known and the resale market is deeper.

Questions people ask

Are the Danah Bay villas finished?

Yes. Dubai Investments completed the final phase of villa handover in June 2026, delivering all 189 homes, of which 171 are landside and 18 sit on the breakwater with direct sea frontage. The residential tower and the Grand Millennium hotel were still under construction at that point.

How much is a villa in Danah Bay?

Resale asking prices in September 2026 ran from about AED 8,500,000 to AED 23,000,000 for villas, averaging close to AED 14,700,000. That is roughly AED 2,180 to AED 2,990 per sqft. Townhouses and apartments start lower, from about AED 2,000,000.

When does the Danah Bay tower hand over?

Not confirmed. The tower was about 38 per cent complete overall in June 2026, which rules out the original third-quarter 2026 target. Brokers now quote dates between the end of 2026 and mid-2027. Ask the developer directly and get the date written into the agreement.

Does Danah Bay have a private beach?

Yes, 40,000 sq m of it, shared between residents and guests of the Grand Millennium hotel when that opens. A 32,000 sq m breakwater shelters the bay, and eighteen of the villas sit on the breakwater itself with sea frontage on both sides.

What is the service charge at Danah Bay?

Dubai Investments has not published a rate. One townhouse listing in October 2025 quoted AED 5.70 per sqft a year, and that is the only figure in the public domain, so treat it as an indication rather than a schedule. Ras Al Khaimah has no service charge index. Ask for the budget and the first year's statement before you exchange, particularly on the villas, where the beach and breakwater maintenance falls to the owners association.

Is Danah Bay a good buy in 2026?

It is one of the few places on Al Marjan Island where you can buy a finished villa rather than a plan. Several 2026 listings were openly marketed as distressed sales at discounts to original pricing, which is worth knowing before you agree a price with anybody.
