Overview
Waldorf Astoria Residences is a single tower of branded homes inside the Waldorf Astoria Ras Al Khaimah resort, in Al Hamra Village. Al Hamra is the developer, Hilton supplies the brand and runs the building, and it is the first Waldorf Astoria branded residence anywhere in the Gulf.
Note the address carefully. Several listing sites place this project on Al Marjan Island. It is not there. It sits on the Al Hamra beachfront at Al Jazeera Al Hamra, faces Al Marjan across the water and runs a private ninety-second ferry to it, which is where the confusion comes from.
Al Hamra announced the project in May 2024 at a development value of USD 225 million. It appointed AHK Worldwide as main interior fit-out contractor in July 2026 and unveiled a show apartment the same year.
Who it suits
Buyers who want the best-serviced address in Ras Al Khaimah and are not price-sensitive. There are fewer than forty homes, in a resort that has been running since 2013, with hotel staff on the other side of the wall.
Second-home owners who use the property for a few weeks a year and want somebody else to look after it the rest of the time.
Buyers positioning ahead of Wynn Al Marjan Island, which opens in September 2027 across the water, without wanting to live on a construction site until then.
It does not suit an income investor. At roughly AED 4,450 to AED 5,560 per sqft against an emirate averaging AED 1,006, the rental market cannot support the capital value. It also does not suit a buyer who needs liquidity, because the resale pool for an AED 10,000,000 apartment in Ras Al Khaimah is small.
Homes and prices
| Type | Beds | Baths | Size (sqft) | Price from |
|---|---|---|---|---|
| 2-bed residence | 2 | 3 | 1,888 to 2,347 | AED 8,400,000 |
| 3-bed residence | 3 | 4 | 3,613 to 4,184 | |
| 4-bed penthouse | 4 | 5 | 3,259 to 4,136 | |
| 5-bed penthouse duplex | 5 | 6 | 9,164 to 9,171 | |
| Sky Palace triplex | 5 | 6 | 9,780 | Sold |
The AED 8,400,000 entry price dates from the 2024 launch and puts a 1,889 sqft two-bedroom at about AED 4,450 per sqft. The developer was quoting from about AED 10,500,000 in 2026, while live listings still showed two-bedrooms between AED 8,400,000 and AED 10,900,000, so the higher figure appears to be for developer-held inventory rather than the market floor.
The published project range runs to AED 25,200,000, with one five-bedroom duplex asked at AED 77,900,000. The Sky Palace triplex sold for a reported USD 35.4 million, the largest single residential sale recorded in Ras Al Khaimah.
Three different payment plans have been published for this project, variously 20/20/10/50, 45/55 and 20/25/5/50 over 36 months.

Schools and healthcare

Investment view
This is the top of the Ras Al Khaimah market by some distance. Al Hamra apartments as a whole were valued at AED 880 per sqft in the second quarter of 2026; this building asks five times that.
What justifies it is scarcity and service. Fewer than forty homes, a brand that does not appear anywhere else in the northern emirates, and a hotel that has been open and running since 2013 rather than one that opens with the building. The Sky Palace sale shows the buyer exists.
What limits it is the same scarcity working in reverse. There is no comparable evidence for resale because almost nothing has traded. The service charge has not been set either. Al Hamra budgets the fee each year once a community is operating, so no rate exists for a building that has not handed over, and the figures circulating on broker sites have no source behind them. Ordinary Al Hamra apartment buildings were listed at AED 9 to AED 11 per sqft a year in September 2026, and a serviced branded tower will cost more than that, so ask for the budget and get the number in writing before you commit. Handover has also moved more than once.
Anyone buying here should fix the handover date, the payment plan and the service charge in writing before committing, and should read our guide to buying off-plan in Ras Al Khaimah.
