List Your Property in Ras Al Khaimah

Sell your property, rent out your apartment or run it as a holiday home, with one Ras Al Khaimah office handling all three.

Why list with WayHome

  • An office in Al Nakheel, so a viewing is a short drive rather than an hour from Dubai.
  • Our own team does the viewings and writes up what was said afterwards.
  • Professional photography and a floor plan, arranged by us before anything is published.
  • Your listing goes on this site and on the property portals we work with.
  • A holiday-home route as well, licensed with RAKTDA, where a short let earns more than a long one.
  • Sale, long let and short let handled by the same office, so nothing is handed on.

We list property across Ras Al Khaimah for sale, for long let and as a holiday home. One office, one reference number, and a price range in writing before anything is published.

Sale, long let or holiday home

Most owners arrive with one of these in mind and leave with another. We look at the building, the layout and what is actually selling or letting in it now, then say which route we think suits the property and why.

  • For sale. Priced against completed deals and the competition inside your own building, not against asking prices on the portals.
  • For long let. One tenant, a registered contract, and renewals and maintenance handled by our property management team.
  • As a holiday home. Licensed with RAKTDA, listed on the booking sites, with the guests, the cleaning and the linen run by us.

You can market the same property for sale and for rent at once. Plenty of owners here do, and we say so on both listings so that no buyer or tenant is misled.

What we need from you

  • The title deed, or the tenancy contract if you are letting a property you rent yourself.
  • Emirates ID or passport for the owner, and a power of attorney if somebody else is signing.
  • The service charge statement, so we can answer the question every buyer asks.
  • Keys or access arrangements, and any community access cards.

Send the community, the building and the bedroom count and we will come back with a price range before we ask you for anything else. Commission is agreed in writing before marketing starts. If you would rather have the figure first, ask for a free valuation.

How listing with us works

  1. Valuation and plan

We visit the property, look at what has actually sold or let nearby in the last three months, and give you a price range in writing with the reasoning behind it.

  2. Paperwork and photography

Title deed or tenancy details, the community no objection certificate where one is needed, then professional photography, a floor plan and a written description.

  3. Live on the portals

Your property goes on this site and on the portals buyers and tenants actually use here, with the reference number you can quote in any conversation.

  4. Viewings and feedback

We qualify enquiries before anyone walks through your door, and send you written feedback after every viewing rather than leaving you to ask.

  5. Offer to completion

We negotiate, handle the developer no objection certificate, the transfer appointment and the handover, and keep you told where things stand.

Questions people ask

What documents do I need to list a property in Ras Al Khaimah?

The title deed and the owner's passport or Emirates ID, plus a power of attorney if somebody else is signing. Most communities also want a no objection certificate from the developer before a sale or a new tenancy, and buyers always ask for the service charge statement, so bring that too. If you are letting a property you rent yourself, we need the tenancy contract and the landlord's written permission.

How do you decide the asking price or the rent?

We look at what has actually sold or let in your building and the ones beside it over the last three months, then at what is on the market today. You get a range in writing with the reasoning behind it. If you want a higher number than the range we will list at it, and we will tell you in advance what we think it will cost you in time.

How long does a listing agreement last?

The term is set out in the agreement you sign before anything is published, and it is short enough to be a fair test of the price rather than a lock-in. You can end it with written notice on the terms in that agreement. Nothing is published before it is signed.

Can I list the same property for sale and for rent at once?

Yes, and it is a normal thing to do in Ras Al Khaimah. Both listings carry the same reference and each one says the property is available either way, so a buyer or a tenant is never misled. If an offer arrives on one side we come back to you before anything is agreed on the other.

Is my property better as a holiday home or as a long let?

It depends on the community, the view, whether it is furnished, and how much of the year you want to keep it free. A furnished unit close to the water is the kind that tends to do better as a short let, once the RAKTDA licence, the cleaning and the platform fees are counted. Away from the water a long let is usually steadier. We will run both sets of numbers for your unit before you decide, and there is a calculator on the holiday home management page you can try yourself.

What does it cost to list with you?

Commission is agreed in writing before marketing starts, so you know the figure before the property is published and there is nothing to work out afterwards. We arrange the photography and the floor plan. Holiday home management is charged on a different basis, which is set out on that page.

Want a figure first

Ask for a written valuation before you decide anything. There is no charge and no obligation to list with us.
