Send us the community, the building, the bedroom count and the size and we will come back with a range for what your property would sell or let for today. There is no charge and no obligation to list with us.
What we look at
- Completed sales and signed tenancies in your building or the closest comparable one, over the last three to six months.
- The floor, the aspect and the view, which move the price more in a waterfront tower than anything else does.
- Condition and furnishing, and whether a small amount of work would move the property into a higher band.
- The service charge, because a buyer prices it in even when a seller does not.
- Current competition: how many similar units are on the market in the same community right now.
What you get
A short written note with a price range, the evidence behind it, and what we would change before going to market. If the honest answer is that now is a bad time to sell, that is what the note will say.
A valuation for a mortgage, a court matter or a company audit needs a registered valuer rather than an agency. We will point you at one.
