Overview

Al Nakheel is the working centre of Ras Al Khaimah city. It sits on the harbour between Al Seer and Al Uraibi, along Al Muntasir Road and the E11, and it has been the emirate’s commercial and retail core for decades. The buildings are low and mid-rise apartment blocks over shops, banks and offices rather than towers, and the streets are busy in a way none of the coastal communities are.

Two names get used interchangeably and should not be. Al Nakheel is the district itself. Dafan Al Nakheel is the harbourfront strip immediately next to it, which holds Julphar Towers and Al Naeem Mall. The ownership rules and the sale market differ between the two, so the distinction is worth getting right before you start looking.

Al Naeem is a third name in circulation. It is not a separate property market and no portal publishes an area guide for it. In practice it refers to the Al Naeem Mall precinct, which is itself in Dafan Al Nakheel.

This page covers both Al Nakheel and Dafan Al Nakheel, because in practice a buyer or tenant looking at one will end up looking at the other.

Who it suits

Tenants on a budget. A one-bedroom apartment here lets for AED 17,000 to AED 35,000 a year against AED 41,000 and upwards on Al Marjan Island. For anybody working in the city rather than in the resorts, that is the whole argument.

Yield investors, in Dafan Al Nakheel specifically. Bayut recorded a 7.09 per cent return there for 2025, the highest of the Ras Al Khaimah city areas, because rents hold up while capital values stay low.

People who need the city: the hospital, the schools, the government offices, the banks and the malls are all here or within ten minutes.

It does not suit a foreign buyer looking for a freehold home in Al Nakheel proper, because that option is not reliably available. It does not suit anybody who came to Ras Al Khaimah for a beach and a golf course either.

Homes and prices

Ownership first, because it determines what you can buy. Al Nakheel is not a designated freehold area for non-GCC buyers. Julphar Towers is the exception generally marketed with freehold title, and any buyer should have the title type confirmed on the specific unit before committing. Underlying that, Ras Al Khaimah’s 2007 decision on freehold property for non-citizens grants ownership by reference to the entities that hold the land, and the 2021 real estate register law confines expatriate freehold to areas designated by the Ruler.

The market behaves accordingly. Bayut’s Al Nakheel sale page carried seven listings in September 2026, mostly land plots and whole buildings, while its own area guide notes that apartments there are available to rent and rarely to buy. The functioning apartment sale market in this part of the city is concentrated in Julphar Towers, on the Dafan Al Nakheel harbourfront.

Practical position: if you are not a UAE or GCC national and you want to buy in the Al Nakheel area, expect Julphar Towers. Anywhere else, get the title type confirmed on the unit itself before you pay a deposit, and do not rely on a community-level answer.

Asking prices in Dafan Al Nakheel, September 2026:

TypeBedsBathsSize (sqft)Price from
Studio01499 to 700AED 380,000
1-bed apartment11700 to 1,100AED 610,000
2-bed apartment221,100 to 1,700AED 870,000
3-bed apartment331,700 to 2,600AED 1,600,000

That works out at roughly AED 686 to AED 909 per sqft, against AED 880 in Al Hamra Village and AED 1,160 on Al Marjan Island. Bayut’s 2025 benchmark for Dafan Al Nakheel was AED 649 per sqft, up 11.4 per cent over the year, with a one-bedroom averaging AED 608,000, a two-bedroom AED 919,000 and a three-bedroom AED 1,630,000.

Asking rents in Al Nakheel itself, September 2026: studios AED 12,000 to AED 21,000, one-bedrooms AED 17,000 to AED 35,000, two-bedrooms AED 29,000 to AED 45,000 and three-bedrooms around AED 62,000. Julphar Towers sits above that, at AED 25,000 to AED 60,000 for apartments, with offices from AED 35,400 to AED 360,000.

Amenities

Manar Mall on Al Muntasir Road, on the corniche side, with about 40,000 sq m of lettable space, more than 120 stores, a Carrefour and the Tridom indoor theme park. It is Al Hamra’s other mall, seven minutes from most of Al Nakheel.

Al Naeem Mall in Dafan Al Nakheel, four floors and somewhere between 100 and 200 stores with a Carrefour anchor.

RAK Mall on Khuzam Road, anchored by a 200,000 sqft LuLu Hypermarket, the largest in the emirate.

Al Qawasim Corniche, an 1,800 metre waterfront walkway along the creek, which is where the city walks in the evening.

Also within a few minutes: the RAK National Museum inside the old fort, the RAK public beach, Sidroh Beach and the usual supermarkets, Lulu Centre, Safeer and Nesto.

Getting around

Al Nakheel is on the E11 and Al Muntasir Road, which is the main north to south route through the city. Ras Al Khaimah International Airport is about 19 km, or 22 minutes. Dubai International Airport is around 111 km by road, roughly an hour and ten minutes.

Al Hamra Village and Al Hamra Mall are about 25 minutes south, Al Marjan Island a similar run. The public beach is eight minutes and the corniche is walkable.

This is the one part of Ras Al Khaimah where daily life without a car is plausible, since the malls, the hospital and several schools are within walking or short taxi distance, and the city bus routes serve the district.

Schools and healthcare

Schools. The Indian Public High School is in Al Nakheel itself, about five minutes. GEMS Westminster School is eight minutes. Scholars Indian School, The Ideal English School and Al Hudaibah Girls School are all close. RAK Academy’s International Secondary School is in Dafan Al Khor. For higher education, the American University of Ras Al Khaimah is eight minutes and the University of Bolton has an academic centre here.

Healthcare. Ibrahim Bin Hamad Obaidullah Hospital is in Al Nakheel. Al Zahrawi Hospital and Al Oraibi Hospital in Dafan Al Nakheel are both close, as are Thumbay Clinic, Aster Clinic, NMC Royal Medical Centre and Burjeel Clinic. RAK Hospital is in Al Qusaidat rather than here, which listing sites often get wrong.

This concentration of schools and hospitals is the practical reason the rental market here is as deep as it is.

Investment view

Dafan Al Nakheel is the highest-yielding part of Ras Al Khaimah city, at 7.09 per cent gross for 2025, with Julphar Towers itself quoted at up to 6.01 per cent. That is materially better than Al Marjan Island at 5.46 per cent or Mina Al Arab at 5.04 per cent, and it comes from the same arithmetic every time: low capital values against rents that a working population actually pays.

The trade-offs are real. Capital growth here is modest compared with the coast, the stock is older, and the resale market is thin. Julphar Towers completed in 2011 and is effectively the only liquid building in the district for a non-GCC buyer, which concentrates your risk in one asset.

Tenant quality is the other consideration. This is a value rental market, which means shorter tenancies, more cheques and more voids than a AED 90,000 apartment on Hayat Island generates. Budget for it, or take property management so somebody else chases the cheques.

Be careful with published yield figures for Al Nakheel. Several agency sites quote 7.28 per cent or higher for Al Nakheel, and the number traces back to Dafan Al Nakheel data with the wrong label on it. Bayut’s own Al Nakheel page has shown returns above 15 per cent, which is an artefact of seven land and whole-building listings rather than a market rate.

Anyone buying in the city should start with our guide to freehold areas in Ras Al Khaimah and settle the ownership question before viewing anything.

Questions people ask

Can foreigners buy property in Al Nakheel?

Al Nakheel is not a designated freehold area for non-GCC buyers. Julphar Towers, on the Dafan Al Nakheel harbourfront next to it, is the exception generally marketed with freehold title. Elsewhere in Al Nakheel, expect to rent or to hold on a long lease. Whatever you are looking at, have the title type confirmed on the specific unit before committing.

How much is rent in Al Nakheel?

Among the cheapest in the emirate. Asking rents in September 2026 ran from about AED 12,000 to AED 21,000 a year for a studio, AED 17,000 to AED 35,000 for a one-bedroom, AED 29,000 to AED 45,000 for a two-bedroom and around AED 62,000 for a three-bedroom.

What is the difference between Al Nakheel and Dafan Al Nakheel?

Al Nakheel is the inland commercial and residential district. Dafan Al Nakheel is the harbourfront strip next to it, containing Julphar Towers and Al Naeem Mall. The distinction matters because the ownership rules and the sale market are different in each.

Does Al Nakheel have the highest rental yields in Ras Al Khaimah?

Dafan Al Nakheel recorded 7.09 per cent for 2025, the highest of the Ras Al Khaimah city areas and well above Al Marjan Island at 5.46 per cent. It is not the highest in the emirate overall, though. Yasmin Village was reported at 12.2 per cent.

Is Al Nakheel a good place to live?

It is the practical part of Ras Al Khaimah. Three malls, the hospital, the schools, the corniche and most of the emirate's offices are within ten minutes, and rents are a fraction of the coastal communities. There is no beachfront living and the buildings are older.

How far is Al Nakheel from the beach communities?

About 25 minutes to Al Hamra Village and Al Hamra Mall, and a similar run to Al Marjan Island. The RAK public beach and the Al Qawasim Corniche are far closer, about six to eight minutes.
