Overview
Falcon Island is a pair of man-made islands inside Al Hamra Village, separated from each other by a canal and reached by bridge from the village. Al Hamra launched it in March 2022 with a development value of AED 1 billion and built 502 villas and townhouses across just over 3 million sqft, keeping 70 per cent of the land as open space, lagoons and beach.
It came in two releases. Falcon Island North was the first 240 homes, priced from AED 1.2 million, and sold out. Falcon Island South followed in July 2022 with 127 larger homes from AED 6.2 million, split between semi-attached canal-view townhouses and standalone sea-view villas. North is handed over and lived in. South has been completing since.
Who it suits
Families who want a villa with water frontage and a school five minutes away. This is the main alternative in Ras Al Khaimah to a beachfront apartment, and it comes with a garden, a private pool on the larger plots and a gated island of its own inside an already gated community.
Buyers who want a new villa without buying off-plan. The construction is recent, the specification is current and, unlike the older Al Hamra villa stock, nothing needs replacing yet.
It suits yield-seeking investors less well. Villas across Al Hamra Village run below the emirate’s 5.3 per cent average gross yield, and Falcon Island’s entry prices sit at the top of the village. The case here is occupation and resale, not rental return.
Homes and prices
Al Hamra publishes built-up areas by type. The table below uses those figures rather than portal ranges, which vary because agents measure differently. Prices are asking prices from live listings in September 2026.
| Type | Beds | Baths | Size (sqft) | Price from |
|---|---|---|---|---|
| 2-bed townhouse | 2 | 2 | 1,292 to 1,430 | AED 1,800,000 |
| 2-bed semi-detached, canal view | 2 | 2 | 1,938 | |
| 3-bed semi-detached | 3 | 3 | 2,583 | AED 2,750,000 |
| 4-bed semi-detached | 4 | 4 | 3,229 | |
| 4-bed villa | 4 | 4 | 4,650 | AED 8,300,000 |
| 5-bed villa | 5 | 5 | 5,123 to 7,320 | AED 13,000,000 |
| 7-bed villa | 7 | 7 | 11,840 |
Plots run to about 1,000 sq m, roughly 10,765 sqft, on the largest villas. Individual resale listings have shown plots of 8,869 and 11,151 sqft.
The spread between a canal-view home and a beachfront one is wide. Five-bedroom villas have been quoted from AED 13,000,000 to AED 17,000,000, with beachfront positions asking up to AED 22,000,000 and the very top of the island reaching AED 30,000,000. Two identical floor plans 200 metres apart can differ by several million dirhams, so the position matters more here than the specification.

Amenities
Four swimming pools, one of them ladies-only, a gym, a tennis court, a community centre, walking and jogging trails around the lagoons, sports fields and a dog park. A ferry links the island to Al Hamra Marina and Yacht Club, which saves the drive round.
The island was specified with sustainability in mind, including solar provision, low-emission materials and electric vehicle charging points at the homes.
Everything else you need is in the village: the golf club seven minutes away, Al Hamra Mall four minutes, the beach clubs and the hotels. The nearest supermarket, pharmacy and medical centre are all in the mall.
Getting around
Falcon Island is reached by bridge from within Al Hamra Village, so the drive times are the village’s drive times plus a couple of minutes. Al Hamra Mall is 1.8 km, about four minutes. Al Marjan Island and the Wynn site are 8.8 km north, roughly ten minutes. Ras Al Khaimah International Airport is 38.6 km, about 34 minutes. Dubai International Airport is 78.5 km, close to an hour off-peak.
A car is essential. The island has no retail of its own by design.
Schools and healthcare
RAK Academy Al Hamra is about five minutes away, with the primary campus open since 2018 and a secondary campus added in August 2026. The British International School Ras Al Khaimah and Delhi Private School Ras Al Khaimah are both within about fifteen minutes.
The RAK Medical Center inside Al Hamra Mall covers day-to-day appointments, four minutes from the bridge. Sheikh Khalifa Specialty Hospital is 10 to 13 minutes.
Investment view
Falcon Island’s strength is liquidity. More than 400 resale listings were live across the portals in September 2026, which is the largest single pool of villa stock in the emirate. That gives you real comparable evidence when you buy and a realistic exit when you sell, neither of which is guaranteed elsewhere in Ras Al Khaimah.
The service charge is the clearest figure in Al Hamra Village. Listings in September 2026 quoted AED 6 to AED 6.15 per sqft a year, low by UAE standards for a villa community with pools, a gym and beach maintenance. Plots are generous against the built-up area, so the total bill stays modest: two-bedroom townhouses sit on 1,367 to 1,474 sqft, three-bedroom homes on 2,583 to 3,200 sqft, four-bedroom villas on 4,650 to 5,000 sqft and five-bedroom villas on about 8,869 sqft.
The weakness is yield. ValuStrat put the emirate’s average gross yield at 5.3 per cent in the second quarter of 2026 and Al Hamra villas sit below that. At AED 8,300,000 for a four-bedroom villa, the rental market does not support the capital value the way it does on a AED 900,000 apartment. Buy here to live in it or to hold it, not to income it.
On growth, ValuStrat recorded Al Hamra villas at AED 818 per sqft in the second quarter of 2026, up 6.2 per cent over the year and flat over the quarter. Wynn Al Marjan Island opens ten minutes north in 2027 and should support the whole coast, though the direct beneficiary is Al Marjan Island.
