We furnish apartments in Ras Al Khaimah at a fixed price. Three sizes, five colour moods, one specification you sign before anything is ordered. A studio is AED 30,000, a one bedroom is AED 45,000 and a two bedroom is AED 85,000, delivered and installed.
We are a Ras Al Khaimah property company rather than a furniture shop, and that changes what a package is for. We let and manage apartments in these buildings, so the specification is written around what guests damage, what a long-let tenant asks for and what a room needs to look right in a listing photograph.
Who the packages are for
Owners taking handover of an off-plan apartment. You have collected the keys to an empty unit and it needs to be liveable or lettable before the first service charge falls due. The package turns a shell with a kitchen in it into a finished apartment in one visit. There is more on the buying side in our guide to buying off plan in Ras Al Khaimah.
Owners preparing a unit for holiday letting. Short letting in Ras Al Khaimah is licensed by RAKTDA, and an apartment cannot be listed until it is furnished and equipped. The package is specified for that use, not for a photoshoot, and it is the front end of holiday home management if you want us to run the letting too.
Landlords furnishing for a long let. A furnished apartment reaches a wider pool of tenants in Ras Al Khaimah than an unfurnished one, particularly the people arriving on a first posting who do not want to buy a sofa in their first month.
Owners who are not in the country. Roughly half of the apartments we furnish belong to people who are somewhere else while the work happens. That is a normal job here rather than an exception, and the process below is built around it.
What moves the price
The package price is set by the size of the apartment, and the three figures above are what you pay for a studio, a one bedroom and a two bedroom. They are not a starting point that grows once a designer has been round.
Three things change the number. A layout materially larger than the bands on the comparison table needs more pieces, and we say so at survey rather than after you have signed. Furniture you already own and want to keep comes out of the specification, and the price comes down with it. Anything outside the specification, for example a second sofa bed or a desk in a unit that will take long-term tenants, is added and priced on the same document.
Once you sign the specification, the price is fixed. It moves only if you change what is on it, and only through a written revision you approve first. There is no site variation on a furniture package because there is nothing behind a wall to find.
How the specification is written
The specification is the document the whole job runs on. It lists every item, the quantity, the room it belongs in and the finish, so “living room” is not a line. The sofa is a line, the coffee table is a line, and so are the eight hangers in the bedroom wardrobe.
It is written for your layout rather than lifted off a shelf. A studio with a galley kitchen and no dining wall takes a different table from a studio with an island, and a bedroom with a window on the short wall takes a different bed position and a different curtain track. That is the work the survey pays for.
Two rules sit behind the choices. Anything a guest or a tenant touches every day is specified for wear before it is specified for looks, which is why the upholstery is contract grade and the dining chairs are wipeable. Anything that photographs, the bed, the sofa, the balcony and the view out of the living room window, is specified to look right in the first three photographs of a listing, because those three decide whether anybody reads the fourth.
You approve the specification before anything is ordered. Nothing is bought on the strength of a conversation.
Choosing a colour mood
There are five moods: cream, black, white, sage and peach. Each one is a full scheme, not a paint colour: the upholstery, the wood tone, the metal, the linen, the rug and the artwork are chosen together, and the swatches on this page are the colours that actually appear in the room.
Every mood is available in every size at the same price. That is fifteen combinations, with no upgrade to pay because you like green. Nobody else in Ras Al Khaimah offers a choice of look at all, and the ones in Dubai who do put the darker schemes on a higher tier.
Which to pick depends on what the apartment is for. Cream and white are the safe choices for a short let, because they photograph brightly and they suit the light in a sea-facing unit. Black reads as more expensive in a listing and hides wear on the pieces guests handle most. Sage is the one owners ask for most often, and it is the easiest to live with if you use the apartment yourself between bookings. Peach holds up well in the strong light on the west-facing balconies at Al Marjan Island and Mina Al Arab.
You see the mood as a board before anything is ordered, and you can change your mind at that point at no cost. After the order goes in, a change of mood is a change of specification.
Delivery across Ras Al Khaimah
Delivery and installation anywhere in the emirate are in the package price. There is no surcharge for Ras Al Khaimah, which is worth saying plainly because the Dubai furnishing companies add one at checkout for everything north of Sharjah.
We deliver into Al Marjan Island, Al Hamra Village, Mina Al Arab, Hayat Island, Bab Al Bahr, Falcon Island, Al Nakheel, Al Dhait, Khuzam and Julphar. If you want to read the community first, start with Al Marjan Island, Al Hamra Village or Mina Al Arab.
Our own vehicles and our own installers do the work. Nothing is dropped in a lobby by a courier and left for you to assemble, and nothing is handed to a third party who has never seen the apartment.
Turnkey furnishing, and what turnkey means here
Turnkey is a word every furnishing company in the country uses, so it is worth saying what it covers on this page. It means you approve a specification and then do nothing until you are sent photographs of a finished apartment.
In practice that is one delivery day rather than six. Everything on the specification arrives together, into an apartment we have already measured. The beds are built and made up. The curtains are fitted to tracks we have drilled and the poles are level. The artwork is hung rather than leaned against a wall. The crockery is washed and put away in the cupboards it will live in, the kettle is out of its box and plugged in, and the linen is in the cupboard with the spare sets folded.
Then the packaging leaves with us the same day. That last part sounds small until you have stood in a two bedroom apartment with forty cardboard boxes in it and a community that will not take construction waste in the residents’ bins.
The apartment is photographed at the end of the same visit, while it is at its best, and the photographs are yours. If we are also going to let the apartment those photographs go straight onto the listings.
Building access and owners who are abroad
Most managed communities in Ras Al Khaimah want notice before a delivery van comes through the gate. Al Hamra Community Management runs a contractor access permit and holds a refundable deposit. RAK Properties takes move-in permit requests from the owner’s registered email address for Mina Al Arab and Hayat Island. On Al Marjan Island the gate is each tower’s own building management, and the rule is set building by building.
We deal with all of that. We know which buildings restrict deliveries to service lifts, which ones want a certificate of insurance from the installer, and which ones will not take a delivery on a Friday. The permit fee and any deposit belong to the community and are not in the package price, and we tell you what they are before we lodge the request.
If you are not in the country, the job runs on a floor plan and photographs. You approve the mood board and the specification by email or WhatsApp. We take delivery, install, and send photographs of every room plus a video walkthrough. Keys, manuals and warranties are held for you or couriered, whichever you prefer.
Furnishing a holiday home for RAKTDA classification
Short letting in Ras Al Khaimah runs through the Ras Al Khaimah Tourism Development Authority. RAKTDA licenses the unit, inspects it and classifies it, and the classification decides which part of the market the apartment sits in. That is a different regulator from Dubai, and a Dubai compliance kit does not cover it, which is worth knowing because most of the furnishing companies selling into this emirate are writing for Dubai.
We specify a holiday-let package so the apartment is ready for that inspection: a full kitchen equipment set for the maximum occupancy, spare linen and towel sets so a turnover never waits on a wash, blackout curtains in the bedrooms, reading lights on both sides of every bed, and contract-grade upholstery that does not look tired after a season. We confirm the current requirements with RAKTDA for your unit rather than working from a list that was accurate two years ago.
The permit itself, the fees and the paperwork are covered in our guide to the holiday home licence in Ras Al Khaimah, and we handle the application as part of holiday home management. If you want to see what furnished units in the two biggest short-let communities are actually letting for, look at holiday homes in Al Marjan Island and holiday homes in Al Hamra Village.
We also run holiday home management as a community service, with its own page for Al Marjan Island, Al Hamra Village and Mina Al Arab.
Furnishing an off plan apartment at handover
An off-plan handover is the cheapest moment to furnish an apartment and the one most owners waste. The unit is empty, the lifts are still in builder mode, the building is used to deliveries, and nobody is living around your installers.
The sequence that works is this. Book the survey for the week you expect to collect keys, not the week after. Sign the specification while you are waiting for the handover date, because the ordering is the part that takes time. We install once you have the keys and the access permit, and the apartment is ready to photograph within days of you owning it rather than months.
Two things are worth doing before the keys arrive. Take the developer’s snagging list seriously and get the defects closed first, because an installer working around a painter is an installer working twice. And check what the building allows on the balcony, because a few towers here set a rule on balcony furniture and shading that is easier to read before the set is ordered than afterwards.
If you are still choosing the unit, the listings in the handover communities are on properties for sale in Al Marjan Island. Ask us before you exchange if letting is the plan, because the layouts that let best are not always the ones that show best on a floor plan. A one bedroom with a sofa wall long enough for a three-seat sofa and a proper dining table earns more than a slightly larger one where the living room is a corridor.
Furnished long lets
A furnished apartment normally lets faster and for more than an unfurnished one in this market, and the difference is largest on one and two bedroom units near the beach. The package is the same. What changes is the specification: a long-let tenant wants storage, a desk and a wardrobe more than they want a sixth set of towels.
We manage long lets too. Property management covers the tenancy, the registration, the rent collection and the maintenance, and the furnishing inventory becomes part of the tenancy schedule so the condition of every item is agreed at check-in. Service charges are the other number that decides whether a let washes its face, and those are set out in our guide to service charges in Ras Al Khaimah.
Why a furniture package rather than a fit-out
A furniture package is loose furnishing. Nothing is built in, no wall moves, no wiring changes and no plumbing is touched. That matters for two reasons.
The first is permission. Loose furniture and soft furnishings normally need no RAK Municipality permit, where a fit-out that changes finishes, services or layout does, and a modification permit from your community on top of it. The municipality route is measured in weeks. A furniture package is measured in days, because the only permission involved is access for the van.
The second is money. A fit-out is priced after a survey against a written scope of work, because two apartments of the same size can price very differently once the ceiling and the electrical board have been looked at. A furniture package does not carry that risk, which is why we can publish a fixed price for it and hold it.
If the apartment genuinely needs work behind the surface, a new kitchen, a wet area rebuilt, a wall taken out, that is a separate conversation and a separate quotation. Tell us at survey and we will say which of the two you actually need.
What it costs to furnish an apartment in Ras Al Khaimah
The market splits in two. At one end are the package sellers, mostly Dubai shops, who will furnish a studio for somewhere between AED 6,500 and AED 17,000. At the other end are turnkey providers, who charge roughly AED 17,000 to AED 49,000 for the same studio. The first group sells you products. The second sells you a finished apartment.
Our prices sit at the top of the second group, and the comparison table above is how we justify that. Read it line by line rather than by the headline figure. The two bedroom package is not a one bedroom with an extra bed pushed into the second room: it dresses both bedrooms as main rooms, kits out both bathrooms, seats six at dinner, carries a second television and a balcony set, and holds three spare linen sets for every bed.
The other half of the answer is what the money buys after delivery. Furniture that fails in a short let is an expensive mistake, because the cost is not the replacement, it is the two weeks of blocked nights while the replacement is ordered and fitted. We specify for that, and we are the people who have to live with the decision if you also ask us to manage the letting.
Tell us the community, the size of the apartment and what you plan to do with it. We will book the survey, or read your floor plan if you are away, and come back with a mood board and a specification at the package price.
