Overview
JW Marriott Residences is a branded residential building on Island 2 of Al Marjan Island, attached to a JW Marriott resort of the same name. WOW Resorts is the developer, in its first UAE project, and Marriott supplies the brand and will run the building. It is the first JW Marriott branded residence in the Gulf.
The project launched in January 2024 at a stated value of AED 4.8 billion. Ground was broken in May 2024 and piling started in January 2025, but the main construction partner, China Road and Bridge Corporation with Edifice Middle East as local contractor, was only appointed in May 2026. The original completion target of 2026 has gone. The current published handover is the fourth quarter of 2027.
The building is roughly 17 to 18 storeys above ground over two basement levels, with a podium containing the amenity floors. Homes are delivered fully furnished.
Who it suits
Investors buying the Wynn story with a brand attached. The Wynn resort opens in September 2027 a few minutes away, and this building is scheduled to complete in the same quarter.
Owners who want a lettable unit from day one. Furnished delivery, a hotel operator on site and an opt-in rental programme remove most of the setup work.
Second-home buyers who want hotel services without buying into the resort itself.
It does not suit a cautious buyer. The contractor appointment came two years after groundbreaking, the unit schedule has changed, and three different payment plans have been published. It also does not suit anyone needing a school run, since there are none on the island.
Homes and prices
| Type | Beds | Baths | Size (sqft) | Price from |
|---|---|---|---|---|
| 1-bed residence | 1 | 1 | 900 to 1,426 | AED 2,950,000 |
| 2-bed residence | 2 | 2 | 1,346 to 1,560 | AED 5,160,000 |
| 3-bed residence | 3 | 3 | 1,806 to 1,907 | AED 8,030,000 |
| 3-bed duplex | 3 | 4 | 2,080 | |
| Penthouse | 4 | 4 |
The AED 2,950,000 entry price is the developer’s 2026 figure, which works out at roughly AED 3,020 to AED 3,165 per sqft. The two and three-bedroom figures above are median asking prices from resale listings in September 2026, which imply roughly AED 3,200 to AED 3,900 per sqft.
For context, the branded segment on Al Marjan Island reached AED 4,800 per sqft by June 2026, and this project was reported as up more than 50 per cent from its launch pricing of around AED 3,000 per sqft. Ready, unbranded stock on the same island, such as Bab Al Bahr, trades nearer AED 1,300.
The current developer-direct payment plan is AED 50,000 on reservation, 70 per cent staged between April 2026 and August 2027 and 30 per cent at handover in December 2027, plus the 4 per cent Ras Al Khaimah Land Department transfer fee. Two other structures have been advertised elsewhere, so confirm before signing.

Amenities
Seven food and drink outlets, a signature spa, an infinity pool over the Gulf and several other pools. A private man-made lagoon and a private beach. A gym, a children’s club and playground, a cinema, a golf simulator, co-working space, a boardwalk, a wine room reserved for residents and an on-site healthcare centre.
Housekeeping, room service and security run around the clock through the hotel, which is the practical difference between a branded residence and an ordinary apartment, and the reason the service charge is higher.
Getting around
The building is on Al Marjan Island, about five minutes from Sheikh Mohammed bin Salem Road. Ras Al Khaimah International Airport is 30 to 35 km, roughly 25 to 30 minutes. Dubai International Airport is 85 to 95 km, 60 to 75 minutes off-peak. Al Hamra Mall, the nearest full-size shopping, is about ten minutes south. The Wynn site is on the same island.
Schools and healthcare
There are no schools or hospitals on Al Marjan Island. RAK Academy Al Hamra, which opened a secondary campus in August 2026, and the New British International School are about ten minutes away. Sheikh Khalifa Specialty Hospital is about fifteen minutes. The building has its own healthcare centre for minor treatment.
Investment view
The case is straightforward: a Marriott brand, furnished delivery and a completion date in the same quarter that Wynn Al Marjan Island opens. Branded stock on this island has outperformed everything else in Ras Al Khaimah, and values in the segment rose more than 50 per cent from launch pricing by mid-2026.
Three things temper it.
First, the price. At roughly AED 3,100 per sqft you are paying about two and a half times what ready stock on the same island costs. Some of that is the brand and the furniture, and some of it is the expectation of a Wynn uplift that has already been priced in.
Second, the delivery risk. A two-year gap between groundbreaking and the main contractor appointment is not normal, and the project has already lost its original 2026 date.
Third, the rental claims. The marketed 13 to 18 per cent gross return from the rental programme is not supported by the only measured short-let data for the island, which showed occupancy near 40 per cent. Model it at something closer to half full and a realistic nightly rate. Our holiday home management page sets out the actual cost base for running a short-let unit here.
