Questions people ask

Is Mina Al Arab freehold for foreigners?

Yes. Mina Al Arab is one of Ras Al Khaimah's designated freehold areas and any nationality can hold outright title, registered with the emirate's real estate department. Ownership brings the usual owners association membership and an annual service charge.

How much does a property in Mina Al Arab cost?

Asking prices in September 2026 started around AED 385,000 for a studio, AED 880,000 for a one-bedroom apartment and AED 1,200,000 for a two-bedroom. Villas began around AED 2,150,000 for a two-bedroom townhouse and ran to about AED 9,300,000 for a five-bedroom.

What is the service charge in Mina Al Arab?

Apartment listings in September 2026 quoted AED 10 to AED 14 per sqft a year, with the newest and off-plan towers at AED 12 to AED 18. Villa listings in the Lagoons quoted about AED 6 per sqft, which matches the rate RAK Properties announced in 2019 when it cut villa charges from AED 8. There is no published index, so ask for the current schedule and the last two statements before you buy.

Is Mina Al Arab the same as Mina?

Yes. RAK Properties rebranded the community as "Mina" in 2025 when it published a revised three-district masterplan covering Raha Island, Hayat Island and the Lagoons. Both names are in use, and listings, title deeds and maps still say Mina Al Arab.

What rental yield does Mina Al Arab pay?

Bayut recorded 5.04 per cent on apartments and 4.51 per cent on villas for 2025, and our own arithmetic on 2026 asking prices and rents gives roughly 4.5 to 5.6 per cent gross. Broker claims of 6 to 8 per cent are not supported by the listings.

Is Mina Al Arab good for families?

It is the most family-oriented of the big Ras Al Khaimah communities. There are villas with gardens rather than only apartments, a nursery and a medical centre on site, a school five minutes away and mangroves, beaches and cycle paths instead of a building site.

How far is Mina Al Arab from Dubai?

About 70 km in a straight line to Dubai International Airport, and 45 to 60 minutes by road depending on the source and the traffic. Ras Al Khaimah International Airport is far closer, about 16 km, though published drive times for that run vary between 15 and 30 minutes.

Does buying in Mina Al Arab qualify for a Golden Visa?

The UAE Golden Visa depends on the property's value rather than its location, so a qualifying purchase here counts like any other. The commonly quoted threshold is AED 2,000,000, which at current prices means a villa or a large apartment.
