Yes. Falcon Island sits inside Al Hamra Village, which is freehold for all nationalities, and title is registered with the Ras Al Khaimah real estate department. You own the villa and its plot outright and you join the Al Hamra community management scheme.
How much is a villa on Falcon Island?
Asking prices in September 2026 run from about AED 1,800,000 for a two-bedroom townhouse to AED 30,000,000 at the top of the market. Three-bedroom homes sit around AED 2,750,000 to AED 3,550,000, four-bedroom villas around AED 8,300,000 and five-bedroom villas from about AED 13,000,000.
What are the service charges on Falcon Island?
AED 6 to AED 6.15 per sqft a year. Listings in September 2026 quoted AED 6 on a three-bedroom townhouse and AED 6.15 on a five-bedroom villa, and it matches the AED 64.58 per square metre figure that has circulated since handover.
