Questions people ask
Is Al Marjan Island freehold for foreigners?
Yes. Any nationality can buy outright title on Al Marjan Island and register it with the Ras Al Khaimah real estate department. It is one of the emirate's designated freehold areas, alongside Al Hamra Village and Mina Al Arab. There is no annual property tax, only the community service charge.
How much is an apartment on Al Marjan Island?
Ready resale apartments start around AED 550,000 for a studio and AED 835,000 for a one-bedroom, mostly in the older Pacific and Bab Al Bahr buildings. Off-plan branded launches start far higher, from about AED 1,165,000 for the cheapest and well above AED 3,000,000 for the beachfront names.
When does Wynn Al Marjan Island open?
September 2027. Wynn Resorts confirmed the date on its second-quarter earnings call in August 2026, having moved it back from spring 2027. The resort will have 1,530 rooms in a 70-storey, 352 metre tower and holds the first commercial gaming licence issued in the UAE, granted in October 2024.
What rental yield does Al Marjan Island pay?
ValuStrat measured the average gross yield across Ras Al Khaimah's freehold market at 5.3 per cent in the second quarter of 2026, and Bayut put Al Marjan Island at 5.46 per cent for 2025. Claims of 9 to 18 per cent circulating in 2026 are short-let projections, not measured long-let returns.
Can I run a holiday home on Al Marjan Island?
Yes, with a permit from the Ras Al Khaimah Tourism Development Authority and the agreement of your building's owners association. A large part of the ready stock already operates as licensed holiday homes. Measured occupancy on the island has been nearer 40 per cent than the 70 per cent that marketing material claims.
Are there schools on Al Marjan Island?
No. There are no schools and no hospitals on the island itself. RAK Academy Al Hamra, the New British International School and the nurseries are all about ten minutes away in Al Hamra Village and Al Jazeera Al Hamra. Sheikh Khalifa Specialty Hospital is about fifteen minutes.
How far is Al Marjan Island from Dubai?
Between 85 and 95 km to Dubai International Airport, which is 60 to 75 minutes off-peak and longer at rush hour. Dubai Marina is closer to 55 km. It works for a weekend home or a two-day-a-week commute rather than a daily one.
Is Al Marjan Island a good investment in 2026?
It was the strongest submarket in Ras Al Khaimah through 2026, with apartment values up 9.4 per cent over the year to the second quarter. Growth is decelerating and the island was flat over both the first and second quarters. The supply pipeline is very large, which is the main risk.
