Where is Hayat Island?
Inside Mina Al Arab in Ras Al Khaimah, between the Lagoons district and the sea. It is one of the three districts of the community, alongside Raha Island and the Lagoons, and it holds the two hotels, most of the apartment towers and the Marbella villas.
How much is an apartment on Hayat Island?
Asking prices in September 2026 started around AED 600,000 for a studio, AED 880,000 for a one-bedroom and AED 1,410,000 for a two-bedroom. The island average asking price was about AED 1,994,000, and asking prices were down about 1 per cent over the preceding six months.
What is completing on Hayat Island in 2026?
Bayviews, at 344 apartments, was 98 per cent complete and had its building completion certificate. Cape Hayat, at 678 apartments in four towers, was 96 per cent complete. Both were due in the third quarter of 2026. Porto Playa and the NB Collection villas follow in the fourth quarter.
What rental yield does Hayat Island pay?
Bayut quotes up to 4.18 per cent for the island. Our own arithmetic on 2026 asking prices and rents gives roughly 4.5 to 5.6 per cent gross on smaller apartments. Rents rose about 12 per cent over the six months to September 2026, which is the fastest movement in the community.
Are there hotels on Hayat Island?
Two are open. The InterContinental Ras Al Khaimah Mina Al Arab Resort and Spa has 351 keys and opened in 2022. The Anantara Mina Al Arab Ras Al Khaimah Resort has 174 keys, opened in January 2024 and has the first overwater villas in the UAE. A Nikki Beach resort is due in 2027.
Is there a golf course on Hayat Island?
No. Quattro Del Mar and Porto Playa include mini golf within their amenity decks, which some listings describe loosely as golf. The nearest real course is Al Hamra Golf Club, an 18-hole championship layout about five kilometres away.
