Outline

Angle. Almost every search on this topic types “Ejari” because that is the word people know, and every RAK page that ranks either answers as if Ras Al Khaimah were Dubai or does not answer at all. The guide’s job is to correct the term in the first sentence and then give the real process.

Sections.

  1. There is no Ejari here. One short section. Ejari is Dubai. Tasdeeq is Ajman. Ras Al Khaimah calls it Tenancy Contract Registration, service ZL41, run by RAK Municipality’s Lands and Properties Sector on the RAK Digital portal. There is no separate real estate regulator in the emirate; the function sits inside RAK Municipality.
  2. What registration is for. Electricity and water connection, visa sponsorship, school admission, trade licence address, dispute evidence. Each with one line. The strongest point: Etihad Water and Electricity will not activate a supply without it, so registration and getting the power on are now the same step.
  3. The documents. Emirates ID for both parties, trade licence if either is a company, power of attorney where used, and the Etihad Water and Electricity premise number. Note that the title deed is not needed, because the Municipality already holds the ownership record, and that most guides get this wrong.
  4. The process and fee. Fully digital, both parties sign by UAE Pass, no typing centre, about two working days for a residential contract. AED 50 plus 5 per cent of annual rent, minimum AED 200. Tenant pays. The distinctive bit, which should lead the section: the 5 per cent is billed in twelve monthly instalments on the Etihad Water and Electricity bill as municipal fees, roughly AED 417 a month on an AED 100,000 rent, pro-rated on early cancellation. Correct the “AED 25 plus 5 per cent” figure still circulating.
  5. What a good RAK tenancy contract says. Rent and payment schedule, term and renewal, notice period, maintenance split, sublet and short-let clause, exit condition, security deposit and how it comes back. Emphasise the sublet clause: a tenant cannot run a holiday home without it plus a separate written landlord NOC, and may hold only one holiday home permit for one unit. Cross- link the holiday-home licence guide.
  6. Notice and rent increases. From the official standard lease terms: two months’ written notice before expiry from either party or it renews automatically; tenant early exit needs three months’ notice plus the rent for that period; no rent increase until at least a year after the expiry of the first lease term; a bounced cheque is a payment default and a termination ground; subletting without written consent is an eviction ground. Ras Al Khaimah has no rent calculator and no published rent index. Flag the open question: the 2008 tenancy law that set percentage caps appears to have been repealed in 2010, so quote no percentage cap without legal confirmation.
  7. Deposits and disputes. Security deposit is customarily one month’s rent and is not fixed by law. Correct the common confusion that the 5 per cent municipality fee is a deposit. Disputes go to the Committee for the Resolution of Real Estate and Rental Disputes, a special judicial committee set up in 2012 and separate from RAK Courts, with a filing fee of 10 per cent of the claim capped at AED 30,000.
  8. FAQs as listed.

Tone reminders. Short sentences. No dashes. Correct the Ejari misunderstanding without being pedantic about it.

Questions people ask

Is there Ejari in Ras Al Khaimah?

No. Ejari is a Dubai Land Department system. Ras Al Khaimah registers tenancy contracts through RAK Municipality's Lands and Properties Sector, under the plainly named Tenancy Contract Registration service, on the RAK Digital portal.

How much does tenancy registration cost in Ras Al Khaimah?

AED 50 plus 5 per cent of the annual rent, with a minimum of AED 200, for a residential tenancy. Commercial and investment property is AED 100 plus 5 per cent with a minimum of AED 500.

Who pays to register the tenancy, landlord or tenant?

The tenant. The 5 per cent is not paid upfront; it is split into twelve monthly instalments added to the tenant's Etihad Water and Electricity bill as municipal fees.

Do I need a registered tenancy to get the electricity connected?

Yes. Etihad Water and Electricity requires a municipality-approved tenancy contract before it will activate a supply. FEWA no longer exists under that name; it became Etihad Water and Electricity in 2020.

How many cheques are normal in Ras Al Khaimah?

One, two, four or twelve. Monthly payment is more common here than in Dubai. Fewer cheques usually buys a lower headline rent.

Can my landlord raise the rent at renewal?

Not within the first year. The Ras Al Khaimah standard lease terms allow no increase until at least a year has passed from the expiry of the first lease term. There is no rent calculator or published rent index in the emirate.
